What format of the outlet to choose?

The size of the investment and the estimated profit depend on the format of the outlet. Tea can be sold:

I spent 500 thousand rubles on the launch, but never made a profit. Five months later, it closed: I still had debts and boxes of tea with utensils.

Before that, for two years I was engaged in a store of children's educational toys in Orenburg. Business did not please and brought no more than 20 thousand a month. In 2016 I closed it and went to Crimea for six months to rest. There I became interested in tea culture: Chinese tea helped me lose weight and quit smoking. Every time I felt like grabbing a cigarette, I had a tea ceremony to keep my hands and mind occupied.

I returned home and wanted to open a tea shop to promote health and live longer among the locals. I even came up with a name that speaks - "Land of the Immortals."

For a start, I decided not to hire the seller, but to trade for a couple with his girlfriend Zorina.

No electricity, no water park

I wanted to open a store with a large display window and sell not only tea, but also utensils for the tea ceremony. For these purposes, an island was suitable - a small trading platform in the middle of a shopping center. In "Armada" - the largest shopping center in Orenburg - there was already a tea shop "Puer-bar". Zorina and I came there for tea more than once, and the Puer Bar was always crowded with customers. I wanted to repeat the experience of the owners.

The opening is scheduled for December 2016 to cash in on holiday sales. After a month of searching, I stopped at the Kit shopping center in a new area on the outskirts of Orenburg. The landlords offered three points to choose from.

The place that I chose seemed promising: the first floor, next to two entrances to the shopping center and a hypermarket, where there was a steady flow of visitors. According to my calculations, the traffic of this part of the shopping center was three thousand people a day. Immediately after the New Year, a water park, a hypermarket for household goods and a sports store were going to open in the neighborhood. I decided: this is what you need.

For 6 m², landlords asked for 11 thousand rubles. After April, the rent was raised to 18 thousand due to the opening of a nearby water park. But the fees did not end there. Another 18 thousand had to be paid as insurance in case we violate the terms of the contract or owe something to the lessors. In addition, I was charged an annual marketing fee of three thousand. This amount was collected from all tenants "for the promotion of the shopping center." However, this did not particularly affect the growth of sales in my store.

☠ When I was choosing a location, the landlord promised that there would be electricity at the point. The contract mentioned utilities that I had to pay.

I was offered to conduct electricity myself from the switchboard to the island and pay for 100 meters of cable. Landlords have estimated it at 30 thousand rubles. It looks like they are going to electrify part of the mall at my expense.

For two weeks we butted. The lease term had already begun, and I could not work without scales and a cash register, which depended on electricity. When I was ready to give up this point, the landlords suddenly found a cable in the warehouse. I was offered to pay for the five missing meters and the work of an electrician - it turned out 3200 rubles. Then I finally got the cable expenses deducted from the rent, and the rent was calculated from December 17, and not from the beginning of the month.


☠ Although I managed to fight off additional expenses, we did not receive any income either. The opening was delayed by two weeks, and during this time we did not sell or earn anything.

☠ The part of the shopping center where I put the island was still poorly populated. The hypermarket customers I was counting on would shop quickly in the evenings and run home for dinner. They had no time or laziness to take an extra step to the side to the island. The water park and home goods hypermarket were in no hurry to open.

"Orders are over the roof - we are busy"

I was about to open the best store in the world, so I didn't save. I found a contractor who promised to make the island itself by the beginning of December. He also ordered a backlight for the island, a backlit logo and a decorative leaf.

☠ The contractor said he would prepare the preliminary design in two days. He will show it, make corrections, and then conclude an agreement with us. Time passed, and the contractor was silent. When he finally got in touch, he said: "Orders are over the roof - we are busy." I had to urgently look for another artist. On New Year's Eve, everyone had a rush - they barely found a furniture company that managed to make an island according to my sketches.

At the beginning of December, we brought all our equipment to the shopping center and arranged the goods in the windows for three nights in a row so as not to disturb the visitors during the day. By December 10, we were ready to meet buyers, if not for the problem with electricity.


☠ There were also problems with the cash register. First, I ordered an online checkout and bought a laptop for it. The company delayed the delivery and did not bring the cashier by the required date. In order not to wait any longer, I took the usual one for 23.5 thousand. Such a checkout already has a built-in tablet, so a laptop was not needed. I rushed to return it, but the store did not accept back a quality product without defects. I had to resell the laptop for half the price - 7 thousand instead of 14.

☠ I have already opened an individual entrepreneur on the USN “Income minus expense” for the previous online store and did not think about changing the tax system. If I took a patent for retail trade, then in five months I would pay only three thousand rubles and do without a cash register. True, according to Law 54-FZ "On the use of cash registers" I could trade without an online cash register only until July 1, 2019. If I had hired an employee, then at all until July 1, 2018.

For the opening, I purchased tea and tableware from four Russian suppliers to impress buyers with the assortment. I was afraid not to guess and ordered 200 varieties of tea - I spent 247 thousand rubles at once. After a couple of weeks, I figured out which teas were the best, and bought another 19 thousand. This is where the money ran out.

I made a bet on good Chinese tea in the middle price segment: it cost 120-200 rubles per 10 grams for me. The most expensive sold at 500 rubles for the same portion. 10 grams of this tea is two teas per family. For this money in a supermarket or in the market, you can buy a kilogram of cheap loose tea and drink it for a month.

☠ Tea was sold up to 100 rubles, but they did not want to buy more expensive varieties. Green and pu-erh tea and ordinary red tea went well - in Russia and Europe it is customary to call it black. I also brought yellow tea to Orenburg. Nobody sold it, and I thought that I would be the first and well done. It didn’t even occur to me that this product wasn’t on the shelves, because it’s expensive and nobody needs it. People were looking for something familiar and understandable - they asked for teas with fruits and walked past the island to the hypermarket for tea in bags.

In January, I finally understood what the demand was for, but I could not raise money for a new purchase: the revenue was barely enough to pay the rent.

☠ The tea ceremony utensils were too expensive for the visitors of the mall. 70 thousand rubles invested in it were frozen. Several expensive tea-boards have deteriorated due to temperature changes in the mall. On this I lost several tens of thousands more.



Advance punctures

My girlfriend Zorina led groups on Vkontakte and Instagram: she talked about the tea ceremony, sorts of tea and invited me to tasting. When people found out where our shop was located, they suddenly lost interest: no one wanted to go to a new area on the outskirts. During the work, only five or six people came to the tasting.

☠ I planned to distribute leaflets at the entrance to the shopping center and around the area - for this I printed a thousand pieces. He distributed about a hundred, and then walked around the area and realized that no one needed them here: there were solid beer eateries around. I threw the idea with leaflets, they are still kept at my house. There are also stickers for tea bags and craft "Bags with immortality" lying there as dead weight. We packed tea in them for everyone who made purchases worth more than 500 rubles. We lost 15 thousand rubles on bags, flyers, stickers and other printing.

☠ I thought that the tasting would draw attention to the product: people taste the tea, fall in love and line up for it. We bought dishes, a pump and two 19 liter bottles of water. As a result, we drank the water ourselves and again fifteen called the service to fill the bottles: since January, on the first floor, it was blowing from the walls, the thermometer showed +15 ° C, we were terribly freezing and escaped with tea. This lost 11.5 thousand rubles.

When I opened, I expected to make 5-10 sales a day with an average check of 800-1000 rubles. The reality turned out to be harsher - there were rarely more than one purchase per day.

We had several regular clients from St. Petersburg, Moscow and Krasnodar. They asked what franchise we were working on and were surprised that we ourselves were such fools.

What they were doing: We opened on December 17 and relied on the pre-New Year excitement. Expectations did not come true - the proceeds were only enough for rent. By the end of December, I got my bearings on what there is demand for, and bought additional popular varieties of tea with my last money.

Revenue: 7 thousand rubles
What they were doing: Until the middle of the month, the shopping center was empty and quiet. The guards and I chatted, read books and drank tea. I suspected that this was the end, but I was waiting for the opening of the water park. There was no money for turnover and change of course. The proceeds were not even enough for rent.

Month: February
Revenue: 12 thousand rubles
What they were doing: The suspicion that I had missed the mark with location, audience and range turned into confidence. I already knew exactly which varieties are in demand and how to get a profit or at least zero, but there was no money. The water park and hypermarket that I was counting on, too.

Month: March
Revenue: 8 thousand rubles
What they were doing: I realized that I would not sell the purchased tea here, and brought in instead educational toys that I have left from the times of the online store. There was little hope that the water park was about to start working and a stream of families with children would rush into it. But the opening is postponed further: from March to April, from April to May.

The story with the assortment was repeated: buyers snapped up cheap toys up to 400 rubles. And the development kits for 1000-1500 rubles, which occupied most of the showcase, were almost never bought.

What they were doing: The rent increased to 18 thousand rubles, although the water park did not open. We were no longer expecting him - there was neither money nor strength. We didn’t pull the new rent. I found a buyer who was ready to buy the island and the place for 40 thousand rubles. But then scandals began with the administration of the shopping center. We were fined 70 thousand and our island was arrested.

There is a clause in the agreement of the shopping center that all points must comply with its operating hours - work every day, open at 10, close at 22. This is necessary so that buyers are not disappointed when they come in the morning and find closed points. We were charged with fines for the fact that we allegedly opened later - the guard filled out the documents retroactively, taking the numbers from the ceiling. We were also fined for those periods when we were sick and did not open a point.

I was asked to sign documents stating that we violated the regime. I didn’t do this, but I made pre-trial claims, sent applications to the Ministry of Internal Affairs and the prosecutor’s office. My nerves were heated to the limit: one day I felt unwell and called an ambulance. I took a certificate from the doctors, which made my lawyer happy. She could scare the landlords - they say, they brought the person to the handle.

What they were doing: We have not worked since May 19. A month later, all fines were removed from us, the security deposit was returned and we were allowed to take the island. True, I already missed the buyers, and during the month of my arrest someone broke one shop window.

My mistakes and conclusions

I did not study the area and did not hit the target audience. It was a new area with the cheapest new buildings in Orenburg. It is home to many visitors from the Orenburg, Perm, Sverdlovsk and Chelyabinsk regions with a low income level - 15-20 thousand rubles a month. There are only pubs around. Visitors went to the mall in the evening after work to shop at the hypermarket. During the day, there were no buyers who came for a walk and shopping.

They approached our island to gaze at the windows, but did not buy anything because of the prices. Before concluding a contract, it was worth talking to sellers and owners of outlets, taking a walk around the area, looking at real estate prices.

I counted the passability of the point in November and early December. At the end of the year, sales are peaking, so such calculations cannot be trusted. Before the holidays, in the place where I was going to put an end, I counted 200-300 people per hour, and after - sometimes not a single one. In addition, I counted everyone in a row, not my target audience.

Trust in hopes and promises. I was hoping that a water park and branded stores would open - I believed the landlord's promises, not the facts. As a result, I rented a place with poor traffic in an uninhabited part of the shopping center, got a hassle with electricity when opening and fines when closing. The water park was still opened, but in August instead of January.


Didn't save. I could save at least 50 thousand rubles if I took a second-hand island and modified it for myself. It was just necessary to monitor the advertisements for the sale. Better then sell the old and buy a new one than sit without money and attach things for a penny.

It's good that I had a garage, otherwise I would have taken the island straight to the trash heap. I spent five thousand rubles on the move and later sold the island for 20 thousand. There are only three cabinets with glass showcases left, which they do not want to buy even for a thousand.

I chased after unnecessary show-off at the start: fashionable stickers, bags and other nonsense. Now I would buy a marker for 50 rubles instead and write on the package by hand. Better to say a kind word to the client, say hello, recognize him by sight - this is how people work in the market. Stickers later.


Didn't check contractors. My landlord was Mollino Management LLC from Yekaterinburg. When we started having problems, I first went looking for information about them and found lawsuits, litigation and bankruptcy cases. If I had done this before, I would not have gotten involved.

Opened on New Year's Eve. Thus, I created time trouble for myself. On holidays, there is less choice, you are in a hurry, it is easier to manipulate and persuade you to unfavorable conditions.

Didn't leave money for turnover and reversal. I had an idea how to make the store at least payback, but there was no money for anything. To buy additional goods, change the assortment, change the course from tea to coffee, start selling sweets - everything requires money.

Set a non-ambitious goal. My goal was to open a cool store, and it worked. And we must set an ambitious and materialistic goal - to open a profitable point. Then you will think about how to get the maximum profit, and not how to make it beautifully.

If we assume that such an indicator cannot be achieved immediately, but only for 4 months of operation, when the store has its first regular customers, then the payback period will come by the middle of the second year of operation. The costs of the current period will include: rent (30 thousand rubles at the rate of 1 thousand rubles per square meter of area), payroll with social contributions (57.2 thousand rubles), purchase of products and their delivery to the store, advertising, accounting, security, spending on the purchase and manufacture of branded consumables (banks, packaging), etc. The share of profit in the monthly turnover of the tea boutique will amount to about 26% (see Fig. 2).

6.Organizational plan of the tea shop

The tea boutique will be managed by an individual entrepreneur. He will be responsible for all organizational processes, starting with registration procedures and ending with the formation of the assortment. He will be responsible for cooperation with suppliers and organizing procurement, scheduling and setting shifts, hiring and firing employees, negotiations with landlords, finding partners and distribution channels. Sales consultants will be subordinate to him. Their responsibilities will include: selling goods, merchandising, keeping records of inventory balances, consulting buyers, conducting tastings at the request of the client.


7. Financial plan of the tea shop

Opening a tea boutique will require attracting 1,497,200 rubles. The project will be implemented using its own funds. The structure of investment costs is shown in Table. 4. Indicators of financial activity in the main period of work are given in Appendix 1. Conditions adopted in the calculations: planned sales volume - 360 thousand rubles. (400 average checks of 900 rubles each), reaching the planned sales volume - 4 months, increase in sales in the second year of operation to 400-420 thousand rubles, in the third year of operation - up to 500-520 thousand rubles, an increase The payroll is 20% from the third year of the store's operation, the UTII taxation system with a coefficient of k2 equal to 0.95, the project life is 3 years.
